Can foreigners buy property in Portugal?
Yes. Portugal does not restrict property ownership by nationality, and buyers do not need to be Portuguese residents to purchase. The practical requirements — Portuguese tax identification, funds, documentation and completion formalities — are the same in outline for everyone.
Do I need to live in Portugal to buy?
No. Residence is a separate matter from ownership. Many international buyers purchase while living elsewhere and never become Portuguese residents.
Does buying property make me a Portuguese tax resident?
No. Portuguese tax residence depends on your own circumstances, such as where you live and how long you spend in Portugal, and is not created by owning property.
Does my nationality change the tax I pay when buying?
No. Portuguese acquisition tax depends on factors such as the price or taxable value, the type of property and whether it will be your permanent home — not on your passport.
Do I need a Portuguese NIF?
In practice, yes. The Portuguese tax identification number is used to settle taxes, complete the purchase and register your ownership.
Can I complete the purchase without travelling to Portugal?
Often yes, through a representative acting under a properly drafted power of attorney. The formalities depend on the transaction and the documents being signed.
